Hello everyone; it's Martin de Bokay with the equity team here in Sedona. I'm excited to share with you a new deal on the market with a lot of potentials for a great return on investment. The property is 125 Coronado Court, located in the Village of Oak Creek, about 10 minutes south of the center of Sedona.
The property is priced at $930,000 and has many great features that, with the proper conversion, design tweaks, and focus on guest experience, could bring in $200,000 in yearly gross income. In addition, it has a pool, hot tub, incredible views, and plenty of possibilities for expansion.
As soon as I walked into the property, I was struck by its charm. It has a beautiful tile roof, which is rare but expensive and long-lasting. The landscaping in the front yard is already well-done, with big mature trees and vibrant colors, making it a "plug-and-play" property.

The living room is enormous and has vaulted ceilings around eight feet tall. It's bright and inviting, with big windows on both sides and a dining area. The kitchen is also impressive, with great appliances, stainless steel, and a beautiful copper backsplash. The open layout is always a plus when buying a house.
The master bedroom is huge, with a great Italian shower. While the fixtures could potentially use some remodeling, the tile floors are already in excellent condition. The guest bedrooms are also bright and cozy, and the guest bathroom, while small, could be upgraded for a more modern design.
One of the things that I find most exciting about this property is its huge backyard. The lot is about half an acre on the larger side of the area. A bonus room, an Arizona room, could be used for multiple purposes, such as a yoga room or meditation room. It's covered and leads to the outside, where the landscaping and painting are already well done, with red rocks directly in the backyard. There's also a vast potential to create something else, like a big fire pit, which would be a great feature for guests.
The inground pool looks fantastic and has views of the mountains in the back. The pool is big, and the gates are already in place, which is important if you rent the property. The pool area also has a hot tub so guests can choose from cold, hot, or medium water depending on the weather. There are also garden planters and a little glass house with beautiful plants that can be kept or changed.
The property also has solar panels, a big plus and already owned, so no additional cost is required. The tile roof is also an excellent design feature. I suggest repainting the house and the deck to give them more color, and I'm a big fan of dark olive green, which would complement the evergreen trees around and make the property stand out while blending in with the environment.
Lastly, the most exciting part is all the space that can be converted. For example, the property has a side gate and a detached two-car garage with a beautiful iron design. I suggest converting the garage into a separate living area or even a separate rental unit, which would bring in additional income.
Overall, this property has a lot of potentials and is a great investment opportunity. It has a lot of amenities to offer guests, great views, and plenty of space for expansion.
